8,000+

flats a year supplied by developers, most still tracked in Excel and Tally (Prothom Alo, Jun 2026).

10%

the most a developer may keep when a buyer cancels, refunding the rest within three months (Real Estate Act 2010).

What runs by itself

Your team checks the money and the site. Ovelit Estate does the paperwork.

Schedules that build themselves

Pick a plan at booking: booking money, down payment, 36 monthly or stage-linked instalments, rest on handover. Every line is created and adds up to the price.

Stage done, demand sent

The engineer marks "Roof slab" done. Linked instalments fall due, each buyer gets a demand notice, and the update with photos goes to their portal.

Reminders on the right days

SMS and email before each due date and on the days you choose after it. One message per buyer, listing everything due.

Receipts the bank trusts

Cheques wait until they clear. Each cleared payment gets a numbered money receipt with amount in words and a QR check, sent to the buyer at once.

Delay charges, without arguments

Optional monthly delay charge after your grace days, raised once a month per instalment, waivable with a reason on record.

Landowners looked after

Monthly rent raised on the 1st, signing money tracked in parts, share flats allocated against their sq ft, and a statement they can open themselves.

The buyer portal

Fewer calls asking "how much do I owe?"

Every buyer and landowner gets a login. They see the price, every instalment and receipt, what is due now, the construction stages and site photos, and their documents, including a payment confirmation letter for their bank's home loan desk. They send payment references and requests from the same place.

Questions developers ask

We already use Excel and Tally. Why change?

Keep Tally for the books: every money receipt exports as a Tally-ready receipt voucher. Ovelit Estate replaces the sheets around it: who bought which flat, what is due on which stage, who to remind today, what the landowners are owed, and what the buyer sees.

How does a construction-linked schedule work?

Plans mix booking money, a down payment, monthly instalments and payments on stages like "6th floor slab". When the engineer marks the stage done, every linked instalment gets its due date, each buyer gets a demand notice by SMS and email, and the update appears in their portal.

What do buyers see?

Their flat, price, every instalment and receipt, what is due now, their documents (allotment letter, agreement, statement, a payment confirmation for their bank), the construction stages and site photos, and a place to raise requests. They can send a bank or bKash reference, and accounts confirm it in one click.

Does it handle landowners?

Yes. Each landowner's share, signing money in parts, monthly rent while they wait (raised automatically), the flats allocated against their entitlement in sq ft, and their own statement and portal login.

How long does it take to start?

Most developers are live in a day: create the project, generate the flats floor by floor, import existing buyers and what they have paid from a CSV, then re-plan each schedule. We help with the import on yearly plans.

Is our data safe?

Each company's data is separate, every screen is limited by role, documents are private files, and every change is logged. Receipts are never deleted.
